I am sure every homeowner who has ever considered putting their home on the market has asked the question “When is the best time to sell?” The answer to this question is quite simple but can get a little complicated.
The short answer to the question is “when you are ready”. People sell their homes for many reasons. You found the love of your life and want to move to another state to be closer to them. Maybe you got a job offer paying double what your current job is paying. Perhaps you have received news that a bundle of joy will be joining the family in 9 months. Or you wake up in the morning to find out your car has been vandalized. The best time to sell your home is “when you are ready”. Most people are the most motivated to do something when they are ready, not when they are forced, and I can tell you from experience that the fastest home sales come from motivated sellers simply because they are ready.
If you are looking to sell your home for a profit or at least break even, then “when you are ready” to sell your home may not be the most profitable time to sell your home because the value of your home will fluctuate depending on the market. If you are having a life changing event taking place, you must decide what is more important to you, selling your home for a profit or the life changing event taking place. Is the new job opportunity worth losing because you will not make a profit on the sale of your home? Will marrying and starting a new life with your potential spouse be more fulfilling or is the money more important? Regardless of whether you come out on top when you sell your home is a valid area of concern for many sellers. However, whether you profit, break even or lose on the sale of your home there is one thing you can count on and that is life is going to happen.
Many people sell their homes without life changing events. Many people are interested in the neighborhood in which they live and if crime is rising, moving will be the first thing on their mind. Maybe someone wants to sell their home simply to move into a newer home to avoid repairs of their older home. These people may not be as motivated as someone with a life changing event however they still must be ready to sell.
There is a lot that goes into selling a home such as home improvements, keeping your home clean for showings, having strangers walking through your home and keeping your yard nicely manicured for curb appeal. If you do not currently do these things, you must start once your home is up for sale and for most people, this is not easy. I am not suggesting that many people are messy, I’m simply suggesting that many of us like to be comfortable in our home and that may mean being a little lazy from time to time. No time for being lazy at home when your home is for sale. You must be ready to keep your home spotless to invite the buyers to buy. Most buyers are imagining themselves living in your home but dirty socks on the Lazy Boy will turn them away.
When is the best time to sell my home simply comes down to “when you are ready.” The only other factor to consider in addition to being ready is the state of the market.
